PetScreening is required even if you do not have a pet or animal. Complete a Pet, No Pet, or Assistance Animal profile, then return here with proof of completion.

3Rent Payments
  • Monthly rent includes a five-day grace period.
  • Rent not received by the end of the fifth day is late.
  • A $50 late fee is charged on the sixth day.
  • An additional $5 daily fee begins on the seventh day and continues until paid, capped at $100 total.
  • A $50 returned-payment fee applies to each rejected check or electronic payment.

Use the Zeal resident portal to manage your lease, pay rent, and submit maintenance requests. For a maintenance request, select Maintenance, choose Create a Request, describe the issue, and add photos when possible.

5Rules & Regulations

All residents and household members must follow these community rules. Your signed lease and community-specific notices control if they differ from this summary.

Home & Property Care

  • Keep your home, yard, porch, deck, and surrounding area clean and clutter-free.
  • Do not store furniture, appliances, tires, mattresses, trash, or other items outside or underneath porches and decks.
  • Do not alter your home, lot, deck, fence, shed, or exterior areas without written approval.
  • Report pests, leaks, mold, mildew, or property damage promptly.

Smoking & Safety

  • Smoking and vaping are prohibited anywhere on the property, including inside homes and common areas.
  • Weapons, illegal drugs, violence, threats, harassment, vandalism, and disorderly conduct are prohibited.
  • Fire pits, open flames, fireplaces, wood-burning stoves, pools, trampolines, and hot tubs require written approval.

Guests & Household Conduct

  • You are responsible for household members, children, visitors, and guests.
  • Guests may stay no more than 15 total days per calendar year or two consecutive days without written approval.
  • Keep your phone number and email address current with Management.

Vehicles & Parking

  • A maximum of two operable, registered vehicles is permitted per home unless approved otherwise.
  • Park only in designated areas—not lawns, vacant lots, or neighboring spaces.
  • Boats, RVs, trailers, and commercial vehicles require written approval.

Trash & Outdoor Areas

  • Bag household trash and place it in the designated receptacle.
  • Dumping or leaving bulk items around the property is prohibited.
  • Nothing may be stored on the lawn; contact Management for help with large-item removal.

Maintenance & Utilities

  • Submit non-emergency maintenance requests through the Resident Portal and include photos when possible.
  • Do not tamper with utility connections, meters, or equipment.
  • Report underground leaks or damage immediately and protect water lines from freezing.

Emergencies

  • For fire, smoke, or gas, call 911 immediately.
  • For electrical danger, turn off power at the breaker if safe.
  • For flooding, shut off the nearest water valve and contact Management immediately.

Inspections & Violations

  • Management conducts regular exterior inspections.
  • Residents receive notice and a deadline to correct violations.
  • Violations may result in fees, additional charges, or lease enforcement.
